Therefore during the valuation process we will also work with you to determine the type of tenant you wish to let the property to e.g Students, Professionals, family groups, as this will also affect the price we market the property at.

It is our belief that as all agents market properties through similar portals i.e.Rightmove, it is important for us at Temple Homes to ensure your property stands out against the competition. This is partly achieved through the use of quality photographs and attention to detail in the adverts.
In addition to marketing through portals we keep an up to date record of tenants who have enquired about properties through us, and for the benefit of all parties we ensure they are made aware of your property during the marketing process if there is a suitable match.
Having previously established your specification for future tenants, all tenants who enquire are pre-qualified prior to performing any viewings to ensure they meet the requirements outlined to us.
Tenants also benefit from our flexible viewing times including, where possible, evening viewings on weekdays until 7pm, to accommodate the many professionals for whom weekday viewings are normally not an option.
Finally, many landlords believe they sell their properties better than agents; so Temple Homes gather detailed information and your views on key features, which we can then use to better pitch the property to prospective tenants.
Whichever service you have chosen it is vital that our Landlords are fully involved in deciding whether to proceed with an interested tenant. As a result prior to proceeding with referencing potential tenants, we request basic information from them which is used to assist you in the decision making process, or to help you decide between multiple offers.
This process is key to achieving trust between Temple Homes and our Landlords.
Temple Homes require all potential tenants and guarantors to complete and return reference documents before any property is removed from the market. The following information is requested:
- Photographic ID
- Proof of address
- Comprehensive search of public records
- Search for County Court judgements
- Qualification of income
- Two years’ worth of employment references
- Three years’ worth of residential references
We carry out the referencing ourselves to maintain full control of the process at all times and aim to complete this process quickly and efficiently. The benefits of maintaining control of this process are that any potential issues are flagged early, minimising any delay in contract signing or in marketing to secure an alternative group.
We advise all of our Landlords to use our Assured Shorthold Tenancy Agreements as they have been drawn up to offer all parties legal protection and security. In addition Temple Homes utilise a company called Docusign which allow Landlords and Tenants to sign electronically from anywhere using their computer, tablet or smartphone. If you are a Landlord who doesn’t want to use our management services then we are happy for you to proceed with your own contracts.
On the start date of the tenancy we will either arrange for the tenants to be greeted at your property or for them to collect the keys from our offices, dependent on your preference. We advise that all Landlords have independent inventories carried out to avoid any unnecessary stress over deposits at move out. Inventories are then provided to your tenants on the day of move in, so that they are fully aware of how the property should be when they move out.
